So, what is a preliminary title report? A preliminary title report is a document that is prepared by the title insurance company prior to issuing a title insurance policy. The preliminary title report shows the ownership, any defects, liens, easements, covenants and/or deed restrictions and encumbrances that would not be covered under a subsequent title insurance policy. The report enables Buyers and the real estate attorneys to review matters affecting the interested property that will be excluded from coverage unless such issues are eliminated before closing. Any liens, encumbrances, or defects will be noted on the preliminary title report as “exceptions.” Those exceptions are matters that will not be covered under the title policy and will potentially cloud your title unless they are resolved.
